1. Acceptance of Terms
By making a reservation, either directly or through an online travel agency (OTA), you
acknowledge and accept these Terms and Conditions. You confirm you are over 18 and
legally authorised to enter into this agreement.

2. Reservations, Payment & Fraud Protection
All reservations must be secured with a valid credit or debit card.
We reserve the right to pre-authorise or fully charge the card at any time after booking,
especially for non-refundable rates.
You confirm that the payment card used is authorised and belongs to you or you have
express permission to use it.
Chargeback Protection Policy:
In the event of a disputed transaction (chargeback):
– We will provide evidence to the payment processor (including proof of stay, guest
communication, CCTV footage, ID presented at check-in, and signed registration).
– By booking with us, you agree not to dispute charges that you authorised or for services
provided.
– Any fraudulent chargebacks will be pursued legally and may incur administrative/legal
fees recoverable from the cardholder.
– Any refund disputes must be addressed directly with us prior to involving your bank.

3. Cancellations & No-Show Policy
Direct bookings: Free cancellation up to 48 hours before check-in. Later cancellations or no-
shows will be charged the full booking amount.
OTA bookings: Are subject to the cancellation terms displayed at the time of booking.
No refunds are given for no-shows, early departures, or unused nights.

We strongly advise all guests to obtain travel insurance to protect against unexpected
changes.

4. Check-in & Identification
Check-in is from 2:30 PM to 10:00 PM unless previously arranged. All guests must present
valid government-issued photo ID and a payment card at check-in. We reserve the right to
deny entry without refund if proper identification is not provided.

5. Check-out & Late Departures
Check-out is by 11:00 AM. Late check-outs are subject to availability and extra charges. A
post-departure room inspection will be conducted. Damages, missing items or excess
cleaning may incur additional charges.

6. Damage, Theft, and Misconduct
Guests are liable for any damage, loss, breakage, or theft caused during their stay.
Charges for damage may include:
– Cost of replacement/repair
– Loss of income due to room being out of service
– £25 admin fee
We reserve the right to charge the card on file after departure, with supporting evidence
provided if requested.
Tampering with fire safety systems, causing disturbances, or illegal activity may result in
immediate eviction without refund and possible police involvement.

7. Room Capacity and Third-Party Bookings
Only registered guests are allowed in the rooms. Maximum room occupancy must not be
exceeded. Bookings made on behalf of others must include correct guest details. The
primary cardholder remains responsible.

8. Refunds & Disputes
No refunds will be made for early departures, no-shows, changes due to personal reasons,
or dissatisfaction if the room matches its description.
Refunds for refundable bookings are only valid if cancellation occurs within the allowed
time window and confirmed by us in writing.
For any complaint or dispute, we encourage early resolution via our guest support contact.

9. Lost Property
We are not responsible for lost or forgotten belongings. Found items can be returned upon
request, with a £25 handling fee plus postage.

10. Smoking Policy
All rooms are strictly non-smoking. A minimum £150 cleaning fee will be charged for
violation and immediate eviction may follow.

11. Pets
Only registered assistance dogs are allowed. No other animals permitted without prior
agreement.

12. Parking
On-site parking is available only to guests who book directly through our website or by
phone and who request parking at the time of booking. It is not available to guests booking
via online travel agencies (OTAs) or other third-party platforms.
All vehicles are parked at the owner's risk. We accept no responsibility for damage or loss.

13. Force Majeure
We are not liable for cancellations or changes due to events beyond our control (e.g.,
extreme weather, pandemics, power failure, strikes, etc.).

14. Data Protection & Privacy
We will process your personal data according to current UK GDPR and data protection laws
for reservation, security, and communication purposes.

15. Legal Disputes
Any dispute that cannot be resolved informally shall be subject to the jurisdiction of the
courts in Cardiff, Wales.
Guests agree not to post libellous or defamatory reviews. We reserve the right to take legal
action where such reviews cause reputational harm.

By booking a stay, you agree to all terms outlined above and acknowledge that any violation
may result in additional charges or immediate termination of stay.
